The house does have an AC unit as well but it isn't currently working and will need fixed. 

On the inside, the plumbing and electrical is all in good shape with no issues there. It does have a breaker box. The majority of the rehab work will just be cosmetic. The kitchen and bath could use some updating, 70% of the floor will need replaced and then there is some door and trim work needed as well. 

There is a large fourth room off of the kitchen that would traditionally be used for a dining area, but its currently being used as a fourth bedroom or could be a second living space. 

The comps on an average rehab for this property place it right around $105,000 - $110,000 ARV. I’m asking $72,000.
