There are a few cosmetic items that will be finished by the owner so it will be ready to rent upon purchase. 

I have not been inside of the second house on the property, but the owner said that the interior looks very similar to the pictures that you can find on Zillow or online. There is nothing necessary that needs to be done to the house and the tenants are happy to be there for the foreseeable future. This house also has a newer roof, new windows, and good siding. It does have good working A/C window units and baseboard heating as well. The main thing for this property would be updating the cosmetics inside if the tenants were to move out. 

The comps on this property can be difficult to interpret because of the unique two house setup. However, the properties will bring in at least $1100 a month which will certainly help out its valuation on a commercial loan. An appriaser had it valued between $110,000 and $120,000. I am asking $79,000.
